In 2017, The Screening Pros (TSP) joined The CoStar Group. As part of this transition, TSP is unfortunately unable to continue providing traditional tenant screening products and services.

A traditional tenant screening account takes 3 – 5 business days, on average, to complete the setup process. Much of this can be attributed to the time it takes for scheduling the credit bureau mandated inspection of the business premises. The inspection takes approximately 15 minutes, and once approved the remainder of the account setup process can be completed in a short amount of time.

There is a one-time account setup fee of $90 that covers the onsite physical inspection required by Experian, TransUnion, and Equifax for all businesses with direct access to consumer credit reports. Beyond this one-time fee, CIC does not require any monthly minimums or subscription fees to maintain access to screening.

To gain direct access to your applicant’s or renter’s credit report and credit score, it is required by law that your screening company ensure you have a permissible purpose. This allows us to make sure there is a legitimate business purpose (tenant screening) for using these reports to vet rental housing applicants, and that your office has the necessary tools to safely and securely store consumer reports.

Examples of what the inspection will cover include:

  • Passwords on all computers with sensitive data, or where reports will be processed.
  • Locking filing cabinets where paper documents containing your applicants’ personally identifiable information (PII), such as social security numbers, will be stored.
  • A lock on the door(s) that provide access to the area(s) where credit reports are processed or stored.

No, however, there is an alternative for access to credit reports and background checks. Consumer-Initiated tenant screening is a process in which rental applicants are part of the process in authorizing that they wish to share their credit report with a specific property management company, landlord, or real estate agent.

For portfolios with 10 units or fewer, CIC provides a consumer-initiated tenant screening solution called ApplyConnect.
